What You’ll Be Doing
We are looking for a Repairs Manager to join our team, reporting directly to the Repairs Operations Manager. In this role, you will act as a supervisor, leveraging your technical expertise to ensure our Latent Defect Resolution Services are consistently delivered to the highest standards. You will conduct technical assessments to validate potential latent defects, including in-person inspections when necessary. Your role will involve carrying out intrusive surveys on building fabric, mechanical, and plumbing defects in residents' homes, gathering relevant data, and producing clear and precise defect reports. You will manage and control remedial works, ensuring effective technical solutions are implemented, and challenge contractors to ensure compliance with project specifications, standards, and quality requirements.
Your responsibilities will also include attending site visits with contractors and stakeholders to investigate defects and submit detailed technical reports. You will survey roofs, identify defects, and provide comprehensive reports outlining findings and recommended solutions. Conducting pre-, during-, and post-inspections of properties to ensure the quality of contractors' work will be part of your routine, as well as issuing defect lists where needed and ensuring delivery within agreed timescales and standards.
You will track and manage all latent defect cases using the internal defect tracking system, maintaining up-to-date records to support weekly review meetings. Collaboration will be key, as you work closely with the Repairs and CIP teams to coordinate related works and liaise with consultants, warranty providers, manufacturers, and suppliers. Additionally, you will respond to customer queries and complaints in a professional and timely manner and assist with administrative tasks, including invoice processing. We are looking for a candidate with excellent technical knowledge and interpersonal skills, capable of working both independently and collaboratively. You should have extensive experience in identifying and managing build defects, along with a proven ability to handle customer complaints professionally and effectively. A strong technical understanding of construction methods, processes, building regulations, and relevant health and safety standards is essential.
You should be skilled in conducting surveys and producing detailed technical reports, and capable of carrying out roof inspections and working safely at height. Experience in Aftercare or defects management is preferred. Strong planning and organisational abilities, with a proactive approach to task management, are crucial for this role. Proficiency in IT, including Microsoft Excel and the full Microsoft Office suite, is required. A full UK driving licence is also necessary.
