The Council employs 3,400 people, many of whom work in offices and other buildings across the borough.  The Senior Corporate Estates Manager will be part of team that plays a crucial role in ensuring theses meet the needs of the workforce in both the short and long term, are efficiently managed and that surplus assets are unlocked to release capital for new investment.

Our vision is for Newham to be a place where our residents are able to live healthy, happy, and well lives. To support this, we have pledged to deliver 38,000 new homes and 100,000 jobs across the borough, with a commitment to start building 1,000 new Council homes specifically for social rent by 2022. We have made good progress, and in 2018/19 had the second highest number of new homes being delivered of any London borough – 2,678.

With one of the most ambitious house-building and regeneration programmes in the UK underpinned by significant land ownership, political support, and external and internal sources of funding, we’re looking for a Senior Corporate Estates Manager to help deliver our unashamedly ambitious plans.

About the Role

The Senior Corporate Estates Manager is a newly created position, designed to ensure the Council’s corporate property assets meet the needs of the organisation. The role has a strong focus on repurposing, redeveloping and recycling vacant, under-used and potentially surplus assets, helping us to achieve the wider objectives set out within our corporate strategy.  At the same time, the property team must ensure that all employees have suitable and high quality places to work as the Council reviews its estate and ways of working as it emerges from the challenges the Covid pandemic has presented over the past two years.

Working with various stakeholders both internal and external, the Senior Corporate Estates Manager will build effective relationships, establishing a link between property occupiers and the Council’s facilities management team. Creating a forward-planning framework for short, medium and long term property requirements, the role will effectively manage property costs, while assessing opportunities to realise capital value for reinvestment.

Ultimately the role develops a coordinated asset management strategy across various multi-disciplinary teams, aimed at maximising the benefits that come from adopting a Corporate Landlord approach for the Council’s property portfolio. The strategy will support and enable delivery of council policies and priorities, ensuring community-facing building are in the right locations, and also meet the needs of both occupiers and visitors.

About you

With a key focus on Corporate Real Estate Management, you will have an in-depth understanding of office-based working practice models, and property requirements for the effective delivery of front-line services.

This position plays an influential role in the identification of objectives under the council’s emerging ‘Future Newham’s plans. As such you must be able to evidence managing a corporate property portfolio, with specific experience of appraising corporate assets, and recommending asset management initiatives to improve asset performance.
