Estates Operations Manager - Fixed Term Contract (12 months)

We are looking for two Estate Operations Managers to manage two large multi-tenure estates in different parts of London. They both have complex issues relating to major assets projects, building safety and ongoing developer involvement and they are both high-profile with involvement from local councillors and MPs.
As Estate Operations Manager a key part of your role will be to bring together all these issues and manage them through to completion. You will coordinate and challenge internal teams to deliver the best possible service for your residents. You will lead on communication across your estate ensuring all stakeholders and especially your residents are kept up to date and well informed. The right candidate will have strong communication skills and feel comfortable working with people at all levels.
You will also be responsible for the day to day management of the estate. Working mostly on site, you will ensure that the day to day management of the estate runs smoothly. You will be responsible for our communal areas and grounds are safe, clean and provide good value for money. Your focus will be to ensure our estates are in good working order and compliant, meeting both NHG’s and resident needs.
You will be responsible for managing and motivating a Property Management Officer and overseeing onsite staff.
You will be responsible for ensuring the service charges across the scheme are fair, reasonable, and are compliant with all legislation, as well as meeting the resident promise; our commitment to our customers. You will be accountable and expected to justify all costs to residents and ensure these are issued within set timeframes. Financial control within budgetary constraints will therefore be essential.
You will lead on service improvements, seeking and acting on feedback from residents and stakeholders.
To be successful in this role you will act as an ambassador for NHG and have the ability to build good partnerships in a demanding environment. You will need to take ownership of local issues and work in conjunction with internal and external parties who may have conflicting demands.
Ordinarily you would split your time between the estate you are responsible for and one of our office in Kings Cross. We are currently adjusting our working practices, due to the Covid-19 pandemic. We are monitoring the situation and government guidance closely and intend to return to normal working practices as soon as possible. Until that time, you will be expected to work from home more and may be asked to attend an office. It is essential that you are familiar with the estate you are managing so you will still be required to regularly visit it.
