Building Surveyor
We are a groundbreaking, innovative housing partnership working as a not for profit organisation in the London Borough of Sutton with ambitious objectives for making Sutton a great place to live.
Formed in April 2006 as an Arms Length Management Organisation we work in partnership with Sutton Council and its residents, managing over 6,000 council properties and over 1,500 leasehold properties in Sutton. Although the housing stock is owned by the London Borough of Sutton, day to day management, maintenance and asset investment is the responsibility of Sutton Housing Partnership.
In the last two years we have in-sourced the repairs service, grass cutting service, started an large scale transformation programme for both residents and colleagues, have achieved Customer Service Excellence & Domestic Abuse Housing Alliance accreditation, delivered an Energiesprong retrofit programme, and will be delivering our new asset investment programme based on the best stock condition survey data in the sector, along with much more. Sutton's population is growing and the need to deliver a supply of affordable homes has never been greater. SHP is quickly becoming a service provider of choice for additional council specialist housing services and has been successful in a partnership bid with a Registered Provider for a stock rationalisation programme where Sutton Housing Partnership will manage over 500 homes in Sutton, Merton, Kingston, and Epsom and Ewell on the Providers behalf.
It is an excellent time to join our ambitious organisation and we are looking for a Building Surveyor to carry out surveys to properties reporting damp and mould.
You will inspect and survey SHP properties to collect information, determine the condition and identify, diagnose, and develop solutions to building related issues in line with internal policies and procedures.
You will be responsible for:
- Identifying damp and mould and the causes
- Undertaking technical inspections on tenanted properties to diagnose repair issues
- Carrying out damp profiling on tenanted properties
- The use of damp equipment such as moisture meters, borescopes and hygrometers
- Identifying remedial works, producing a schedule of works and completing a causation pro-forma
- You will have excellent communication skills and be a team player.
- You will be motivated and a critical thinker with the ability to understand the needs of your customers
- Commitment to providing a quality frontline customer service
- Ability to work in a fast-paced, pressurised environment
- Confidence to diagnose repairs effectively and provide solutions
- Experience within the building/construction industry
- Good IT skills

- MRICS, CIOB or HNC or relevant qualification and/or management experience in repairs, maintenance and capital projects for damp and mould
- Desirable NEBOSH, Site Management Safety Training Scheme or equivalent
- Knowledge of current challenges of damp and mould and excellent customer service including landlord legal repairing obligations, and valuing equality, diversity and inclusion
- Knowledge and experience of Section 20 for leaseholders where applicable
- Experience of working in social housing, local government or customer-service environments and dealing with damp and mould
- Experience of conducting structural, condition and measured surveys for damp and mould
- Understanding of the Housing, Health and Safety Rating Guidance and assessment of identifying hazards.
- Demonstrable experience of working with tenants and leaseholders whose homes are experiencing damp and mould, or disrepair
