We are currently recruiting a Voids Team Leader to join our successful Neighbourhoods Housing Team to help deliver the best housing services in Tower Hamlets.
We are looking for a highly motivated and experienced individual who is committed to the very highest standards of customer care and void management to join our busy team as a Void Team Leader.
· Supervise the delivery of an excellent void management service and ensure it meets and exceeds Tower Hamlets performance targets.
· Manage a team of 4 void officers and 2 support officers with the aim of achieving a high quality and seamless service for those moving into Council properties.
· To manage and maximise the use of internal systems effectively to update/monitor progress of void properties.
· Develop a full working interface with Property Services, to ensure properties are relet efficiently and to the agreed standards.
· To lead on providing weekly void reconciliation at void panel for Lettable and non-lettable voids and their progress.
· Run Monthly Relets Report to calculate and analyse relets turnaround on Short- and Long-Term Voids highlighting trends / failings to Area Manager and putting forward recommendations to report to Neighbourhood Area Managers, Head of Housing and Executive management team.
· To support the team and individuals by offering mentoring, coaching where required to help progress their personal development and to ensure that the business benefits from a constantly improving team skill set. This will entail making sure that staff have to complete a minimum of 6 one to one meetings per year, setting objectives and feeding back on performance.
· To ensure that all team members are managed in accordance with TH Human Resources Policies and Procedures – e.g. sickness absence management procedure, probation, appraisals and 1-2-1’s.
· Ensure through supervision that that the Team demonstrate strong relationship management with prospective Tenants so as to ensure that there is high satisfaction from those moving into THH properties.
· Ensure, through supervision that that the Team responds in a timely and effective manner to Complaints and Members Enquiries
· Relationship management with tenants and leaseholders’ representative groups so as to achieve a good understanding with Residents within the defined area.
· Liaise with other sections such as, Housing Management, HSC, and Asset Management to ensure coherent service delivery. This includes regular liaison with the Repairs team over the progress of all short- and long-term void properties.
· Deliver a viewing service which provides applicants with comprehensive information on the property and surrounding areas and in which target times for re-housing applicants are met.
· Arrange for timely pre-vacating inspections to identify any works required and any re-chargeables due.
· Working with colleagues to ensure performance processes and outcomes are appropriately validated and reported. Ensuring that the learning from and needs of neighbourhoods is used to inform the work of the Business Development and Business Improvement teams.
· Marketing low demand properties to achieve letting.
· Benchmark with others to identify new initiatives to improve service and turnaround.
· Take a lead role in coordinating TH response to new build units.
· Carry out other reasonable ad hoc duties to support the Directorate which are commensurate with the expectation of the post as directed by the line manager or the Head of Service.
