We’re looking for a highly motivated and solution focused Defects Project Manager to join our team to oversee the rectification of latent defects. You’ll lead a team of talented Defect Surveyors to successfully identify and project manage the resolution of latent defects.
This is a challenging and rewarding role and the projects you’ll be responsible for vary in size and scope. You’ll use your technical expertise to achieve successful outcomes for both our residents and NHG. Experience of latent defect resolution, the construction process and construction project management are vital in this role and you’ll hold a degree or professional qualification in building, construction or property (e.g. RIBA, RICS, CIOB or equivalent). You’ll couple this with a sound understanding of the needs and expectations of our residents.
You will provide leadership and technical support to a team of three Defects Surveyors making sure that defects are resolved effectively. As a people manager you’ll use your coaching skills to get the best from your team.
You will need to identify and report on NHG's risk in respect of latent defects and make appropriate recommendations to senior managers on the best routes for management of this risk. You will work seamlessly with other departments at NHG to achieve this.
You’ll be the key liaison with warranty providers and other professional bodies on resolution of defects, therefore you’ll need to be knowledgeable and credible. You’ll work with Development colleagues to hold our contractors and consultants to account, while maintaining awareness of the sensitivities of existing relationships. You’ll make sure compliance with our contracts, ERs and scope of services are adhered to, so you’ll need to have the aptitude to understand technical and legal documents.
You will have budget management responsibility for your team and projects. At all times you’ll follow and embody NHGs financial regulations, particularly in regard to the procurement and appointment of contractors and will ensure the same is true of your team.
This role requires you to be a confident communicator, you’ll enjoy working with and motivating people. You’ll develop and grow successful working relationships across our businesses to work with stakeholders to ensure the best outcomes are reached for all. This will be the same for your relationships with our contractors and consultants and you’ll be trusted to represent NHG professionally. You will be required to deputise for the Head of Post Construction Services from time to time and will therefore need to be confident in communicating and influencing across all levels.
